Special Situations

This one was under way when they called me at the end of 2018 to turn it around. They had $25 million worth of apartments under contract. The job was way behind schedule, and they were in danger of missing their contractual delivery dates. The market had turned against them, and they risked either giving deep discounts to hold onto their buyers, or losing them altogether to competing projects. Frankly, neither outcome was acceptable to the principals and their investors.

I took the assignment and went to work. With a combination of leadership, technical and construction knowledge, intense focus, and relentless demand for results, we got the building completed and secured the Temporary Certificate of Occupancy in time to deliver their contracted units, hold on onto their buyers, and close at full price.

The Model Apartment Comes Together

It’s no longer enough to simply build a terrific apartment. You have to help the buyers see themselves living in it. So we build and furnish one completely ahead of the rest. It’s also very useful in making sure we build the level of quality the market demands, and helps a lot in working out the kinks in the construction while we nail down the last fine details.
